I started my environmental consulting (asbestos, mold lead, Phase I, PCA, etc.) company over 26 years ago with almost nothing, and had trouble paying for food those first few months.   

There are a lot of environmental issues that accompany laundromats.

If you listened to real wealth or BP podcasts you heard California put a criminally low rate increase cap in place 10+ years ago and it’s finally coming home to roost with high inflation and fires caused by horrible environmental policies. 

Environmental regs are prohibitive to new construction.  

There are other varieties that are pet friendly, so maybe that is a better fit for someone who is environmentally concerned.

It is important that an investor understand how conditions such as recourse debt, environmental risk, property condition, etc… impact their position in the Capital Stack.
