I know I will need water, gas, and new electric ran to supply it.  

I believe that in order to accomplish this, I will have to invest in the guts of the house ( Plumbing, electricity, cosmetics) so that I can comfortably ask for a higher number that I bought it for.

When the refrigerator is opened twice as much, it lasts half as long.

I recently applied for a business license on a new rental and found that there were a few violations posted for work completed without permits: construction/demo, electric and plumbing.

The property is in a C grade trending towards B grade neighborhood, close to shopping, public transport, and a solid high school, has all new windows, updated roof, masonry, electric, and rear porch, and one of the 7 units was fully rehabbed recently.

The city lawyer insisted to the judge the demo order must stay regardless of the rehab work already in progress and the city had passed the first electrical inspection. 

This is electric heat and it is very economical..about  60% of the cost for forced electric or gas heat etc

He built them with low maintenance materials and just recently refurbished 1 of the duplex buildings with a new 40 year metal roof, new water heaters, refrigerators, dishwashers, stoves and AC units.The 2nd duplex still needs to be refurbished but is currently rented, so this gives the option of forced appreciation.
