as more people retire i think you will still get homes that need rehab come on the market and trade... if you direct market (which i dont), i would try to look for those really bad shape homes with elders and see if they want to downsize.side note, if you are looking for a development property i have one in my portfolio in north hollywood that i wouldnt mind selling if the price made sense.
