Emotional ties don’t want it sold but beside that there’s much potential 5bd 4.5bth that needs much work (roof, plumbing) It’s definitely a project.Or leave that dream and agree to sell and use the $$$ to enter the game another way.

On one end, you have the people who think every nickel of equity not used is equity wasted and the other end is people who would never dream of entangling their home in their investments in case the investments went south.If you're on the every nickel end, get a HELOC and go as high as you can.

It's exciting to look at a cheap property and dream what it could be fixed up and cash flowing- but that's exactly what you have to do first is figure out what the cost is to fix it up and what it could cash flow if you're holding it, or what it would sell for if you are flipping.
