If you need other people's money then a 2% cash back card isn't the answer.Let's step down of the moral soap box for a second and not make so many assumption about the person you are addressing.Many of us, like yourself, are in cash positive position and do not "need" other peoples money, but that does not mean you should not use other peoples money if the cost to do so is less than the opportunity costs to use your own capital.

Not necessarily a problem and we are now going to purchase this list weekly, but the list is comprised of all cases where a PR has been appointed, i.e. yes; probate, but other cases that involve guardianship and everything in between and you pay per name without being able to filter the list.

@Brian Caulfield personally, I won't invest in anything less than a C+ grade area, regardless of the return (and I'd even be very skeptical of a C+ ...most of my portfolio is comprised of B and A's).You could offer me the best CoC return ever on a D property, and I'd still pass.
