I know commercial loans come with more complexities as well such as higher rates and balloon payments.

It's unnecessary and inefficient to have 50 SFR, just buy an apartment complex instead.

I invested in condo and bought some from sponsors.Sponsors are owners of a condo complex or coop building.

It is in a reasonably sized community of quadplexes, almost like an apartment complex, and includes a pool.

I would be very careful and look at the condminium association itself to see how they are governing the complex.

I'll probably have find something more complex as I move into larger MF properties, but for right now venmo works great for my first few properties. 

We also have a decent manufacturing base (Nissan has a huge complex, Berretta just moved here, etc). 

I plan on updating the entire complex as it's all very dated and could use a little TLC to maximize its rents. 

I know it can get complex but im trying to understand the order of things.
