The bookkeepers will slap me for this but since my needs are so limited, I could easily build this in Excel, use a transaction table and vlookups.Would prefer the cloud but will use a desktop application if I have to.Please save me from this research...ready to implement it and move on to investing.

The title abstract would show the lien that you own and the title would be clouded until it was cleared, correct?

I am not a big fan of high cost software that runs on a desktop, I much prefer cloud apps, especially ones that sync and work seamlessly over multiple devices. 

If there's anything clouding the title, we give the owner a specified amount of time to get it resolved.  

The downside is it runs on a single computer only, no cloud access, no smartphone apps.

I would use the cloud, not an external hard drive.  

Negotiate wile your friends and get it on paper and backed up in the cloud.

After I posted this I realized that I could add bank accounts to my tenant cloud account, which is what I’ve been using.

I didn't do bad, in fact I did better than I did in 2013, but I set my goals unrealistically high.How do you go about setting goals for your business without getting your head stuck in the clouds? 

The house CAN sell with the judgment liens on it but they will remain as a cloud on the title until they're paid and a Release of Judgment is filed with the Register of Deeds.
