If you want to build a sustainable syndication business you need to build your brand to get greenfield investors.

Professional electricians, plumbers, HVAC,... are trained to handle repairs and brand new installations, and can be held accountable if they do sub-par work.It's a mental trick. 

Most likely no I wouldn't because I don't feel that transactional brokerages will ever help my personal brand(nor will they ever gain ground nationally).   

A 2400 square foot duplex (1200 square feet per unit) at roughly $150 per sq ft to build = $360K  So, roughly $790K all in.We estimate we can rent these brand new units for about $2500/month, grossing $5000/month.We're not sure what the property will appraise for when done, but if we refi once it's done (BRRR) and pull $700K out, it looks like the mortgage payment + taxes & insurance would be about $4000/mo.  

In any case, I figure if there is some apocalyptic issue then (at replacement value) I get a brand spankin’ new policy.

Follow up air tests came back perfect, and we now have what looks like a brand new house rented out for an extra $200/month.Summary: tenants caused a mold issue due to misuse of the dryer.

The house was a brand new remodel in 2010 when we bought it so no “maintenance” other than cleaning gutters and low budget landscape that is needed.

It’s then shipped in bulk to a Rerefinery that makes it into brand new motor oil.
