They WON'T bend on this.  

The largest population center is Coos Bay/North Bend with a combined 15-20k people that balloons in summertime. 

The trash was so high that you had to bend over to walk through the house on top of the trash, and the light switches were at about knee height because the trash was so high. 

Best short term rental demand would be near Osage beach, Lake Ozark, Horseshoe Bend Locations.  

So what will happen is you may get a smaller company that bends to do these types of things but you may not get what you are looking for in total.As a PM company there would be a large amount of tracking on the accounting side if you were managing 500 homes like we do so the extra staff time to figure it out would create a higher cost per property for staffing.I think doing your due diligence on the front end is more important then anything.

So most sponsors who deal with sophisticated investors will bend over backwards to show that this isn't happening.

Some where saying nowhere ... invest in a different state the PNW is to expensive, some Bend/Sisters, some Salem.

Also in the C area we may bend our lower number if for example there are multiple tenants that are close to the score that is a minimum.

Bend is changing from fairly conservative to liberal.
