I have personally only been investing for 2 years to this point but the primary thing I can attribute any success I have have acquired to this point is due to networking.

By this, I mean that I look for the same attributes as I do with a residential broker, but with more data to provide. 

Would this property be one that you are using to "learn" how to be a landlord, or does it have attributes that would make you want to keep it permanently, possibly one day passing it to your future heirs?

For Air BNB I guess you guys should brainstorm what attributes are important to vacationers heading up this way, like privacy, views, cable/cell service, proximity to the ski areas or downtown, ease of approach road + driveway, ability to add sleeping #'s, shuttle to skiing etc.

In addition, if you are self-employed with no full-time employees you may wish to consider opening a Solo 401k instead of a self-directed IRA as it has several advantages over an IRA LLC such as much higher contribution limits, direct checkbook control (i.e. no need to have the account at a specialty trust company), ability to take a 401k loan, exclusion from unrelated debt finance income tax with respect to investment in real estate acquired with non-recourse financing, etc.In addition, please note if you purchase debt-financed real estate with your IRA, unrelated debt finance income tax should apply to the income attributable to debt-financed real estate held by your IRA.

I originally thought a SFR would be a good chance to get my feet wet in real estate investing but as I learn more, the benefits of multifamily properties are very appealing to me.  2) For a buy and hold property, is there a rule of thumb on how much should be attributed to rehab costs before bringing in a tenant?
