Use Bigger Pockets as a validation of what you are learning to make sure it is accurate and true by asking questions in the Forums like you did now.I hope this helps you.  

I am looking at making an offer on two different places and I want to make sure I am getting as accurate an estimate as possible. 

This is in Vt where there are a lot of hills, so a house can be near a river but 30 feet above it, so the maps may not reflect accurately.

If I could give you one tip it would be that if you do decide to do business with wholesalers, do you due diligence in confirming they do theirs and can give you honest and accurate deals.

It isn't that i'm not curious what the appraisal would come in at, but I will likely be getting one when i go to refinance in 6-18 months and all the value would do right now is: 1) Give me a more accurate idea of what the bank would value the property at2) Delay closing as appraisals are 3 weeks out minimum right now3) If it comes in high the seller could use that info to back out4) Add additional costs (around $950) to the closingP.s. - I will still be ordering an inspection.Thanks in advance!
