I've seen 100 different structures. there's bigger players, more capital, a lot depends on the deal, track record, debt amount, returns, pitching to funds is way different. we separate construction financing and long term financing for the clients that build with us and help educate them.

After closing on the property, I found structural issues that didn't come up in the inspection...

Any suggestions on how I should structure this?

He owned the home free and clear and I am now the deed holder with how we structured it.  

My goal is to set up an LLC in Wyoming (I heard this is the best state to do an LLC) and structure these properties under this new LLC entity. 

Anything with major work like kitchens , baths, structural, electrical, plumbing, etc will likely roll into more time...Where did you get the 3-4 months timeline?

From the `1031 perspective only the contribution of a previously exchanged into an LLC or other corporate structure does not have to create a taxable event - particularly if you're simply creating a disregarded single member LLC.

Now in most cases the same renovation will require an engineer report, and full architectural drawings….I recently had to obtain structural drawings and complete special inspections for a rear trex deck….Just a few examples of costs someone will incur flipping a house in Philly.
