I wish I could do the true nomad lifestyle, but at the moment my employer is geographically located in a specific location and I really like the job :) Mostly likely in the next coming years I'll just move throughout the town putting 5% as primary residences lol.

If there's evidence the pests are due to your Tenants lifestyle, charge them for it.

@Thomas Schieffer we have friends (a couple) who have a nice lifestyle living off social security and an annuity.

You really need to live in an area to find out all the pros and cons and make an informed lifestyle decision on your own.

It’s a middle class play where paying bills and maintaining a life style is important vs building an empire unless of course you use cash flow to reinvest in other assets.

So for me its all about new everything which keeps the capex down to almost zero for the 1st 5-7 years and the tenants want to stay long term because the units all killer lifestyle pads.So I'm still looking for deals because I'm showing my lending partners there are still amazing opportunities out there and whether there is a crash or not the properties I am purchasing will more demand in a crash and killer cash flow no matter what.So if anyone is sitting on the sidelines waiting for the meltdown of 2021 I think your making a huge mistake.

I take a small distribution as an ROI from my business, I have other w2 income, and my monthly cost of living/lifestyle are extremely minimalistic, even more so in comparison to the business' profits. 

I love the location and the waking lifestyle along with the short commute to my job.
