Where are you based out of? 

I built this budget template based on my research but am only seeing bad investment returns / don't really know what I'm doing and would appreciate any feedback you all have to offer.

However, a larger home may consider another can or two in certain locations based on proximity to the kitchen or bathroom.

Based on my experience, you're right that many lenders allow the use of a second home mortgage for properties intended for personal use, provided you meet certain conditions.

I never had that come into effect on my single family home purchases since I never wanted to personally be on the hook for such a high mortgage, but I think it might come into play for an MFH. 

The market has changed a lot over the last 10 years, it went from a cash flow play to an equity play.

As Jay and Jamie have stated above, a minimum of 6 different factors play into the pricing, but it is not an all or none issue.
