@Peter SikI'll say this and leave it at that- it was one of the best advice I received from a experienced landlord- "NO tenant is better than a BAD tenant" Pick your tenants wisely, it could make or break your investment property.

Hello Bigger Pockets community,I have a question and perhaps others have the same question so I thought I'd post it and see what the wise folks here think.I accepted an offer on one of my properties and am giving the buyer a subsidy ("help with closing costs" as part of the deal).

We couldnt get together on it schedule wise with his other jobs... 

Question: we pay a combined mortgage + HOA of $600 if we rent it at $850 Is that considered a good deal for us cash flow wise or no?

He was very loyal to us, street wise and protective of us... which was a good thing.

But I'm seeing some good deals on condo's along the beach in Sunny Isles that seem to be working out numbers wise.
