It has been used as a residence and B&B and wedding venue. 14,000 sq ft estate on 100 acres with hilltop venue site with cottages and cabins.

Bird feeders are issues in many venues.

Also there are quite a few ways to connect with other REI in Memphis:  MIG, REI meetups, Coffee with Investors (weds 7:30am City and State Coffee), and @Sean Tagge just posted about a networking event that his company hosts every month. 

My parents live on a small farm just outside this university town and have transformed it from a run-down place into a beautiful, organic veg-growing hub for community/regional events (weddings, reunions, etc.).

I have walked many venues to get to the point of finally figuring out what i want to do with the rest of my career life.

There is one the first Weds of the month at Johnny's if I'm not mistaken. 

Partner with caterer and a minister and offer "turn key"  weddings for an extra fee. 

It's used a lot for film shoots, photo shoots, weddings, parties, etc.Kinda seems like an interesting (and possibly more lucrative) alternative to Airbnb or short term rentals, since you're renting by the hour.

Because our venues holiday schedule was busy, the November and December meetings vary from that. 

I personally live my life by the famous quote "its easier to ask for forgiveness than permission" so outside of the laws look at an areas economy, sports venues, college towns, etc.
