To me a letter that the tenant fixes it would only be ok if they had xyz garage door repair specified because that vendor won't cut corners at tenant request.

And cut spending where I can!

The one warning that I would provide is that it is death by a thousand cuts getting a property to market.

Now if you waste your time calling banks and finding deals that others do not see, there is potential but typically those banks want top dollar and more than an investor will pay.The equivalent is wholesaling homes on the MLS that you have not gone and seen.

wasting your time on landlocked properties unless you can unlock them quickly and easily.U wont be able to get a loan on it.. if its all cash you can take the risk.

They will definitely help cut your learning curve dramatically and help point you in the right direction as far as which neighborhoods to target and which ones to stay away from.  

I think we will some more small hikes, and I think we will see some small cuts, but ultimately rates will continue floating in the 6% +/- range.  

Seems simple until something goes wrong.I installed one of these myself, it does require drilling a small hole in the return/waste pipe under the sink (since reverse osmosis has waste water to eject from the system).When they move-out, make sure to inspect the pipes under the sink for any holes.
