If you're not going to paint the outside I would give the entire thing a good power washing.

Now wishing to wash his hands of the whole thing, he has offered me the property at a steal -- provided I handle the current occupant.

Left side of house ground has washed away causing foundation to split in the middle of home.  

They might simply want a place to wash their dog.

I tidied up the yard, trimmed the trees, power washed the driveway, etc.

Everyone has to wash their clothes and many tenants are used to going to the laundry mat and spending a few dollars a week to do it and don't think twice about it.

It looks great when the building is brand new, but without a good power wash every year or so, the aesthetics deteriorate quickly - dust will accumulate on horizontal surfaces, then get washed down the face by rain - leaving ugly dark stains down the side.

I don't think just the repair would be covered ,  it is like a broken furnace or washing machine you just have to fix it. 

Or would it be a wash, then just buy the property?
