Receiving full payment upfront with an unlicensed sub is always a red flag.

Yes language preventing unlicensed/uninsured vehicles is nice to have but you simply tell your tenants to remove the vehicle's asap or face eviction.

They think that a professional and a un-licensed hack working in a station wagon are both charging too much.

"UNLICENSED BROKER FOR HIREI just got solicited by a FRAUD AND SCAMMER out of the Tampa area asking me if I was a TRUE cash buyer or "wholesaler" LOL.These FRAUDS AND SCAMMERS never stop LOL...and I just keep on reporting them one at a time...watching them get a cease and desist.

In other words, you're most likely practicing unlicensed brokering. 

Hey Breanne,Not sure how helpful this is but in Washington you're allowed to show properties for lease (different from for sale) as an unlicensed individual as long as someone with a license does the paperwork for the lease.Most states require that you have a real estate license to manage rental property unless you are self-managing.
