Like what someone above said, I recently talked to an eviction attorney, he said you never know what is going to happen with a jury, and even if you have a flat fee lawyer, you'll pay by the hour for your lawyers jury trial prep as an additional cost.

There is a trial 7 day period and charges are $9 per month afterwards. 

This is important as most of the people around you won't understand the trials and tribulations of being a real estate investor.
