You should do a great job at presenting how the market is performing and detail the absorption rates in your market and what type of offers are getting traction. 

Like I said I love Oregon but just feel like I could get more traction for buy and holds in Texas (Houston area is where Im thinking).

I am confident that after 12 months time and a few deals I will be able to prove myself as an effective broker and hopefully at that point will begin catching some traction through referals and repeat business but that still leaves me a little turned around on how to source a call list to begin calling tomorrow.Any help would be awesome!

It's not Detroit, but it might as well be from an investment stand-point.Even a VERY enticing Lease-Option - where an increasing portion of the monthly rent would be credited toward the eventual purchase of the home with good payment history year after year - couldn't gain any traction. 

I think that's a GREAT way to get your feet wet and some traction.

I've been doing some of the things suggested here to prepare myself, but so far I haven't gotten much traction looking for deals on my own; the numbers just don't add up.

I experimented  a lot with Google and other platforms on PPC and never got the traction I wanted.

I know once I get a bit more traction I will be able to make up the one I didn't get last year but I had to start from scratch.
