While the primary purpose of these vists is routine maintenance (clean/change HVAC filters, check backup batteries in smoke/CO alarms, etc.) it provides an opportunity to survey the state of the property and find small issues (the leak under the kitchen sink) before they become large problems (the students will not notice, or remember to tell you, about the leak under the kitchen sink until water drips from the ceiling below)- hold tenants accountable for utilities.

We have non-compliance fees for unauthorized occupants, unauthorized pets, smoking on the premises, tampering with smoke/CO alarms, obstructing egress, noise nuisance and misuse of garbage/recycling bins.

I see the exact same problem in the portable alarm and portable monitoring system product markets.Obviously, the WIFI problem will fix itself in the next few year (it will be ubiquitous), but until then, I haven't decided if the cost of installing WIFI in every rehab is worth the technology gains...it's certainly very close!
