If anybody reading this is struggling with starting out (because I really struggled), especially in todays inflated market, you just have to be persistent.

I feel like I've read too many stories of out of town investors jumping on what they thought was a good deal only to struggle through a tough rehab or even through bad property management.

Been looking at a downtown storefront with 6 units on 2nd and 3rd floor and struggling on how to know if the asking price is reasonable.

One of the tenants struggled with rent and made partial payments due to Covid for a few months but they are back on track.

Where I struggle is that with the same $120,000, I can get over $1,000 in cash flow from going the SF route in similar parts of the city.  

I'm struggling to find information about the eviction moratorium in Pierce County and laws around evicting month to month tenants.

Long story short I’ve had really great success the last couple years and all of my equity partners don’t have any money left I have a great deal under contract that’s a home run winter rental/Summer STR in Newport RI set To close 11/19 and am struggling to find an equity partnerI have 15 doors, a great track record just in a liquidity crunch LOCs are out of play due to recent refi and banks rulesI have a term sheet for 100% financing @ 10/2 but am worried about being over leveraged to refi and wouldn’t want to exit as it doesn’t align with long term goals although it would build my capital stack by about 125kAny and all suggestions would be great!

I wonder how other people are handling these struggles?
