Most PMs concentrate on marketing, and at least somewhat neglect operations.  

@Cheng ChuMcKinney is a fantastic market with strong population growth, and it’s a great choice for single-family home (SFH) investments.

A formal business built on this seems overkill as you’re essentially paying someone for a service that already has standard model.If you and the parnter have distinct business tasks/abilities (i.e. not what you would hire an agent or contractor for), such as off-market lead generation, that’s a different discussion.

There are many markets that fit this description.

Market Conditions: South Florida has a dynamic real estate market.

The best way to get that IMO:- Kindly ask 2-3 local large Property Mangers in your market if they'd share there lease.- Check the Off-Market Facebook Housing groups at your school. 

My manger does this all the time.He has an inspection done to verify all the maintenance issue and has someone video the property to verify all the marketing issues.
