I'm pretty sure the Act will be with us, just as social security is, which went through similar debates.I do know health premiums are sky high for contractors, especially roofers if they could even get it, Karen might chime in on their premium increases over the past few years.

I've had A/C people not put enough chemicals in the unit, roofers who failed to put in a necessary ridge vent, contractors who charge you for a permit but never pull one, another roofer used red chalk on a metal roof (permanent stains) and a tile guy who told me my square footage estimate was wrong, had me order 300 more SF of tile, only to find that I was right and I had to return 300 SF of tile.

One advice I can share with you for self managing is anytime you connect with a realtor or a property manager ask for GC, handyman, plumber, drain cleaner, electrician, appliance tech, used appliance store, and roofer recommendations and keep saving those contacts in your phone.

I Have 2 roofers I’ve used that I’d like to give some business to,  but also have a GC for the inside work we’ve been loyal to as well.also should we try another GC out for a spare or stay with one we have worked with as long as his bid is competitive?

My GC isn't great so I probably would have need to ask the roofer and framers etc but you get the putting.
