Even if the bank has come back with a price (generally done as a counter-offer on a previous contract that fell through), they are more likely to drop that price after the previous deal fell through.If your agent won't put in the offer, find another agent...

My market (San Diego) is extremely hot and the seller knows he can get what he is asking for his property but had it on the market for a while, fell out of escrow and his contract with realtor expired.I think the margins will be so slim that it probably won't fly for a wholesale flip BUT how do I know what will work for a buy and hold investor?

Rocky Li:I've only been involved in one deal with an estate (it fell through) and probate is quite likely different in Ca then CA ;)However, we treated it like any other property deal w/r to due diligence.

I dont give them any tools, I dont pay them per hour, I dont tell them when to work. here is a code to the lockbox, here is he project. the price to remodel the bathroom is say $1000, tiles, grout, glue, durrock is on the jobsite. when you do it is not my problem. it cannot take more than 3 days. all that is written in the contract. they do not have their own insurance, I have a builders risk insurance to cover myself. will that work in case he fells off the bathtub and brakes his leg ?

It worked out fine in this situation but it is risky and i could have lost all the sweat equity i put into the property if the deal fell apart.
