@Laurie JohnsonEverybody on BP should write their congressmen and senators and tell them how legislation designed as consumer protection has reek havoc of real estate investors trying to sell houses to people who would otherwise not be able to buy a house.Personally I'm too old to go to jail and I don't look good in a monogrammed orange jumpsuit!

As a management firm and an owner, we are sometimes surprised by how much vendors charge sho we strive to get written proposals(not just estimates) beforehand.

@Christian Bors Is talking about CARPOA (Capital Area Rental Properties Owners Association) they have a membership fee, but some of that money goes to legislative action.

I've been looking at how to be fully self contained, that's how I saw the article that mentioned Florida legislation against it.Prob have trouble getting financing though, lenders don't like different.

Never hurts to meet with someone to see what they are proposing.

@Dion - Thanks but, that's not a rule, just a proposal and while I think it's a great proposal, it still doesn't apply to the OP.

The current owner has referred me to someone from whom I sought a proposal.
