I loved it.. and yes there is a cadre of the players and it can be tough for the one off to bust in.. in a normal sale out our way there are 30 to 50 people handing around and 1 to maybe 5 props will get sold with the same 5 people buying them 90s of the time.. if they don't buy them they simply did not want them.. the person who beats us out those the person looking to live in it.. or sometimes land lords who think buying 5% under market is a great deal.. they will win the bids.

While I have not done any business with them - I invest elsewhere in Ohio - if this is the Dix I’m thinking about (I don’t know how many PM companies may be working in Butler County whose name starts with that word,) they’ve been recommended to me and are a large player in the area.Assuming that free Internet is available in your area for free to customers below certain income level, that perk may not be a big deal - hopefully, it does not cost you much.This is all to say that to me - from far away - it looks like you/your agent may be asking too much.

Their interest rates are higher than my local lenders but they specialize in this field.4) Hard money purchase rehab, end lender refinance5) Buy and rehab all cash and then refinance.6) Combination of Hard money for purchase and rehab and use private investors for the long term refinance.7) Do any of the above 6 and then after 20-30 then go to a commercial large player (could still be the local bank just probably different division) and get a blanket portfolio loan to wipe all those properties down. then go back to filling the bucket for another 20-30Also make sure to mix you lenders.

I think that good single families, duplexes or triplexes would be the best option for starters.In GENERAL looking back to 2008-2012 the US and NZ cycles are running somewhat parallels, so if this is close to reality perhaps in 24-18 months the markets will level off.At this stage I'm trolling the forum, educating myself on the locations, returns and keen to interact with Key players in the locations.
