All of a sudden, the hundreds or thousands of 24inch or even 48 inch culverts that were handling things just fine for many decades are too small and there is floodwater across roads and into people's basements/crawlspaces who never thought they were even close to having flood plane issues. 

I would recommend avoiding any larger institution banks.If you are planing on purchasing under LLC, then keep in mind, you will have harder time finding a lender for that.

I was planing on doing renovation to the first floor as the second floor is ready to go.

When I moved to Jersey, I joined a traditional firm, and so far, its just been an added expense for me as I am only planing on buying and working with F & F also.

You use a 6-foot good-quality box level and a pair of block planes for this (one should be cheap beater quality and the other should be something like a Stanley 12-920 for finer work when you'll need it).

I'm all signed up and got the hotel and plane tickets. 

We have several hundred more doors planed over the next 3-4 years and excited that we can still make the numbers pencil!  

Put in an offer with the regular conditions and prior to inspection or at the same time, get yourself on a plane (or hop in a car) and look at it in person before the conditions are removed. 

If that happens, you are supposed to just drop your life wherever and jump on a plane?
