You'll also want to partner with a knowledgeable realtor in planning the exit to help you understand what features/amenities/whatever are important in the rehab and which arent, as well as what an expected ARV will be.

Hey @Michael Weleski I would recommend finding someone who is in your market doing flipping/renovations and partner up with them (get to/find a local REIA meetup if you haven't already). 

If my partner forgets to update any step, then we end up with an error and tenants will complain.

If it's your first groundup, I would definitely find a more experienced partner that you can learn from.

Would that cash partner receive 50% and my other partner and I split the other 50%?
