@Cody Caswell there's several things to ask about here that might not be answerable in a forum:- Why do you need an FHA loan?

Bonus - the interest on the loan is tax deductible!

I encounter this semi often as I broker to buyers and also own a PM company so often have to do the same or similar transition as you are looking for, for my clients. 

Gaining a risk-free property, with a long-term resident there to pay down your fees, etc, with a property management company in place to hold your hand along the way and making sure your property is kept up with.
