most of the risk in direct real estate, in reality, comes from unexpected events:- natural disaster- tenant issue- city issue or regulation- crime actionI have been thru all of that, and the key to overcoming that issue is to have a huge reserve and be a strong character, be resourceful and ability to fix problem/delegate issue extremely quickly.

Follow these six steps to file your vacation rental property tax form:Step 1: Report 100% of rental income on Schedule E of Form 1040.Step 2: Deduct 100% of any direct rental expenses (like management fees and advertising) on Schedule E.Step 3: Allocate mortgage interest and property taxes between rental and personal use.Step 4: Deduct as Schedule E rental expenses from step 3.Step 5: If any amount of net rental income is left over after completing step 4, you can deduct as indirect expenses such as, utilities, maintenance, insurance, depreciation, etc.Step 6: Write off personal use percentage of mortgage interest and property taxes.

In exchange for not personally using the money today and setting it aside for your future, an IRA receives tax-preferred status.The cost of that tax-preferred status is that everything the IRA does has to be at arm's length and with no direct or indirect benefit between the IRA and a disqualified person.

We are more conservative and recommend against such strategies in most all cases because there are too many ways it can give the IRS room to find some form of indirect benefit.Though your description is a bit vague, it sounds as if the son was the developer and already had the land.
