Before we started supplying W/Ds you should have seen some of the dumb installations I saw done by tenants - supply hoses jerry rigged with duct tape, drain lines not hooked up, dryer vents crushed flat, dryers miswired, etc.

The downside is it’s more risky since you have major rehab, unless you use your own cash you are paying for money twice, once on the purchase and then again on the refinance.It makes it easier to scale in theory since you can use the same money again and again, but you can get hosed if you don’t know what you’re doing, get a bad contractor or your appraisal at the refinance is lower then you needed

Add to that good foundation maintenance, while you're living in the home...soaker hoses around the foundation in the summer, and you shouldn't have any issues with the house or selling it later.
