I host this meetup once a month, and my last one will be May 7th.

As a starting measure to get to the bottom of this, I am hosting an HOA meeting on (insert date of your choosing) at (pick a place) and I urge all owners to attend.

I'd try finding someone who would let you co-host, or assist them with their turnovers to get a feel for what you're in for.

There's some local and not local companies that do the management - Take calls, set up AirBnB accounts, host etc, and charge 10-20% of the rental incomeHow has your experiences gone? 

Google for email hosting & then Mail Chimp or Constant Contact for mass emails.

Tell the host you have a deal to offer.

Unfortunately it does have a negative connotation in folks minds which I had at first initially.To the original poster Jason - I will tell you this - do your homework when you pick a facility for your MIL - the big/flashy do not always give the best care - you can have all the amenities in the world but if you do not have happy staff, good management on site, and a host of other things in order your MIL will not receive the care she needs. 

I went to chicago reia meeting in chicago, the host showed a page that show all these general material and labor cost of al these items.

I know when I am researching that is what I am looking for and what I mean by "getting started with NO money", because I do not have a big 401k/IRA/Pension I can take from to invest in real estate, I do not have the ability to work more at my employer to generate more money, along with a host of other things.

Don't use them yet personally, but their founder @Chad Gallagher hosts meetups in eastern PA monthly and provides a ton of value to the BP community.
