If the plan is to stay with a commercial loan, the construction finance and permanent loan can be one product, with typically a 12 month interest only period during construction, then rolling into a principle and interest payment afterwards.

Any conventional loan products for property in a flood zone (not sure what flood zone 9 is) requires flood insurance, which can be very expensive, and rates have been rising each year.

I will say though we kind of built the right product for this market cycle.. big single levels with 3 car garages catering to the empty nester and down sizer we get buyers coming in off their small oregon hobby farm .. our first time move up buyer did slow a ton but we have sold to families as well just not like it was pre interest rate spike.. our other folks are either paying cash or borrowing very little so interest rates are not affecting them.

I was able to get a good deal on the house I was interested in due to this fact but it’s a half done flip/reno so there’s a lot of work halfway started throughout the house. 2 areas in particular I’m unsure of what to do with is the walls and attic, any suggestions or ideas of how you would be finish would be greatly appreciated (adding links to specific products are a bonus lol)!
