Since I did not keep the rights, I did not ge tthe money.I fully expect many homeowners to start to expressly reserve mineral rights in the future As an aside, mineral rights in Texas pass with the sale of the land unless the sale express states that they do not -- so if no deed has reserved the minerals rights, they are not severed.Also, Title Insurnace is having trouble with these issues and will no longer grant title insurance on mineral rights without additional fees (maybe not even then - it's been a while since I attended that seminar).

I am not sure I have ever heard of this or how that would work.To fill in some of the blanks I may have left out, I met her in person about a year ago when she first put a for sale sign outside (right before listing on the mls) and she expressed how she wants to get the heck out of there.

Others express passive interest and not really pay much attention to your interest unless you have thousands of bucks to spend... or dropping the ball if you look at distress properties, short sales, etc that require long time to close.
