You will likely start to get a sense of not only what these investors are looking for, but also what their costs are to execute their vision.  

When I was able to source that GC and develop that trust, I was able to start to executing the BRRRR strategy.

And I guess that's the biggest thing, all the bloated over-head they executed BUT same time, transferred who get's the "reward".

I'm also considering doing mid-term rental (travel nurses/business people) in combination with long-term rental to improve cash flow.

Your partner either needs to take a on a lot more responsibility with regard to the execution to justify the profit split or he needs to take a much smaller split and just be hired out as a contractor to do the design work and you keep the profits.

Did you travel to KC to see the property or did you purchase remotely?

In a wholesale transaction the seller is in some kind of financial trouble which the wholesaler is helping to resolve.You have two options an assignment or a double closing:I haven't done an assignment myself so not sure completely of the process, but in a double closing there is already a contract with the seller and the wholesaler who is fixing the liens on the title, when that is resolved there is a closing date where the wholesaler execute the contract with the seller and you execute the contract with the wholesaler.In general the closing cost in these type of transactions are covered by the buyer which it could be around 3.5% and it does not include sales agent fees.There is one thing that I didn't understand, it seems that the hard money lender is in charge of the transaction.
