What does the Water supplier require to attach to their system.If water or soil ph does not affect copper it is the best and obviously most tested for durability and longevity in the interior or exterior.

Hello gentleman.Nicholas, David, Austin and Arian -- thank you all for your points of view on my question of creating an LLC.Though all approaches are compelling, insurance no doubt will be a big part of a solid foundation.However, I will still give some more thought of creating an LLC, as it seems it can act as the rebar in a more durable foundation.Thank you once again gents.Best regards,Bradley

We have 2 houses that we like. by the way, we only have a 7m old child.The first one is in a Levittown 223k, 0.16 acre ( Pennsbury school district) good school district. no major work needed, but we still have to spend money on a few things. our major concern is that it is the most expensive house in the block. vinyl floor. doesn't look durable but it's new.the second one is in the Bensalem 270k, 0.18 acre( Bensalem school district) it needs a little work like new hardwood floor, new appliances, and the master bath need a little work plus it's small but functional. taxes are reasonable on both. which one sounds like a better investment base on the description above?

Also, a lot of the rents in the are are at $500 or lower but do not have laundry.I can find granite for the same price as the vinyl counter but I'm not sure which is more durable such as with staining and physical damage over time.

The durability of the cash flows that you will receive as rents determines your long term success in buy and hold investing (along with a host of other factors) but without revenue, you don't have a business, remember you can always fix management.One good way to think about it is, not only is it about who am I renting to today, but also, who will replace that person or how many people are in line to replace that person in the future?

While in the property records, keep an eye out for a "Durable Power of Attorney" the owner may have appointed someone to care for or dispose of the property, contact that person if there is such a document.You might just knock on doors around the house and ask neighbors if they know how to contact the owner, you might get leads there.
