Many many folks would be far better off doing what you talk about and Dave Ramsy does .. get debt free first build up cash then move into the game when you have some capital and time to devote to it.. or make a career change and get into it full time... for me I stated at 18 and did not know any better its the only job I have ever had.. a great one.. some great times some bad times ( 08 to 2010) but all in all a very satisfying career

This way you never have to worry about what to do during your down time, because you wont have any, you can really focus on RE on your off days and when you find there isnt enough time to accomplish your RE tasks, you can start to devote more time to it.

.- While I can manage 1-3 STRs (I think, especially if I live in or near them) and one sub-15 unit multifamily complex, I definitely cannot for more than this on my own, and still have my other businesses to run, and want to leave adequate time to devote to those as they are my only revenue sources (another reason why I'm interested in some more livable cash flow).- And i guess as a bonus, if you had this cash, what would you do to exponentially multiply it over a 100+ year period?
