A small house just came on the market that sold 2 MONTHS ago for 120k less, they now put it back on the market after what looks like a coat of paint, no major repairs and are asking double the price per square foot (or more) over anything comparable.

This house does need about 15k in cosmetic updates (paint, trim, door hardware, cabinet paint and hardware, counter tops, appliances). 

Right now looking for help to do mostly finish work for kitchens and bathrooms (laying tile, putting in cabinets, trim and painting). 

DINING ROOM:  (1) Bone Tile, (2) White Vinyl windows  FAMILY ROOM:  (1) Fireplace which will need to be painted. 

I am looking for general contractors in Tampa Bay area as the house has to be painted exterior and interior, flooring has to be replaced in bedrooms, the pool has to be refurbished and some miscellaneous work.

It's a 7 unit MF that needs one unit touched up and painted along with a new fence with gate and I'm a bit nervous about going through with the deal. 

I'm ok with trash out, carpet, paint but that's about it.I pay about 80-85% of FMV for cash or if I have to get a loan, and up to 92% with favorable seller financing. 

The other thing is see is people using light pastel colors like tan or green or blue in paint with a bright white border trim .

When you have a vacancy, normally you paint it.
