The real issue is what are we doing to protect ourselves and how do we avoid the wolf in sheep's clothing who puts up a front and we later find out (sometimes very quickly) that the properties are sub-par, the renovation was poor or the property management operates in name only.

Fancy cars, clothes, bags, watches,  etc does not appreciate like real estate does.

When an applicant questions why we need them to show us proof of income or income equivalents of 3x or 2.5x the rent, we explain it is so we will know they will be able to afford their rent in addition to their other living expenses such as utilities, food, clothing, transportation, medical care, recreation, home supplies, home furnishings, etc.

Here's just a small list of some of the opportunities (challenges) we ran into:-Day one presented our contractor with a squatter that was washing his clothes in our kitchen sink-City of Atlanta is very difficult to work with on permits which delayed construction probably 60 days overall through the process-Contractor spent two months determining if our house was in a flood zone-Contractor had not worked on residential properties before.  

Reselling Clothes/items on Ebay, Etsy, Poshmark.

I have only lived in this property since April 2020.I really enjoy my sidehustle(reselling clothes online) and rehabbing homes and I feel that I can bring more value/creativity to my rehabs if I didn't have my 9-5.Not sure my next move, any suggestions on how to be self-employed and househack effectively?

Sure, many of them had new Cadillacs and nice clothes, but the vast majority were in significant amounts of debt and even worse many agents I met had absolutely no personal wealth (Heck many didn't even own a house, they rented!).
