First, the bulk of the inspection is the property physical condition, but tenant actions can also complicate the walk through:  removed smoke alarms from ceilings, improper extension cords, etc.

. - yes; most relocation clients my team works with do not cite taxes as the reason for moving to Milwaukee: most common is smoke (from wild fires), concerns about fresh water (we are on Lake Michigan) and I would say third is heat.

Tenant has moved in 3 adult family members not on contract, has started smoking in the property (forbidden by contract), and market rental rates are substantially higher than the current rate so I am loosing a lot of cash.

When LLC's are set up by your smaller average landlord, they are easily pierced by a decent lawyer because there is often enough cross over of income and expenses to prove they are a "smoke show".Plus depending on state, there are recurrent fees for each LLC, nit just a one time set up cost.The debate is over heavy liability insurance coverage vs having a bunch of LLC's......

If this were were just two months ago or so I'd be trying to get a hold of you with a small handful of options that would smoke that pricing but this type of lending is upside down right now until the bigger HMLs can property assess risk.
