I am currently eyeing a rental property here in a great city with an ideal location close to San Diego and Los Angeles that is a 5 Bd 3 Ba 2,700 sqft beauty for $2,200 a month.

Greetings all, so I'm a beginner investor in a precarious situation, and would love hear your feedback on my situation.So under contract, is a great deal that fits perfectly my criteria, 20% down on one lot with two houses, both cash flowing beautifully.

Lesson #1 Buy at a better price.Lesson #2 Don't over invest/rehab items.Lesson #3 Set a reasonable rehab budget and expect way more issues to be uncovered as you go.We have to get passed the "if we were living here, what would we like" because we aren't living there and I like things to be pristine and aesthetically pleasing.

Remodeling to current aesthetic standards, but no major changes.

I found a beautiful piece of waterfront property overlooking a lake and it’s dam.

We just have completed our renovation and added a beautiful AADU on the first floor of our split-level house in Seattle, Washington.Now we are in the process of refinancing and renting out the unit downstairs.We are currently living in the unit upstairs.My question is, which insurance type would be appropriate for our situation?

We expect STR rent between $12k to $15k per month.The finished product will be an open layout, 5 BR, 2.75 bathroom home with beautiful, rehabbed pool, and with a deck with a view.

The area was beautiful, good jobs and factories in the area. 

I have minor experience being a STR host and think the potential cash flow of a large beautiful house is extremely enticing and I can do it remotely.I’ll also be moving to the central New Jersey area with my fiancé and wanting to buy a house there using VA.
