Maybe I need to update it to say @ Seasoning is not an issue “ 🙂 The problem is me getting a loan 75% of appraised value, and it’s really not a problem it’s just that my go-to banks are doing 75% from PP + cost.

These updates modernized the property, improved its curb appeal and significantly increased its market value.

In Oregon my title company would give me update spread sheet of all NOD's going ( but keep in mind I was the largest buyer or one of them in the market at the time. 

Electrical - Hopefully the electrical has been updated.

It’s a 3 bed, 1 bath renting for $1100 in a C/B- neighborhood.It could use some updating, but otherwise rentable.

The duplex needs about $25K in work (update flooring, update the kitchen, update the bathrooms, paint the walls).
