I assume your W2/income/job situation will be relatively the same in each location? 

There is no debt service coverage when a property is vacant/distressed and in need of rehab to produce a rental income situation.

The key is to have it set up correctly and for your specific situation.  

It all comes down to personal financial situations and tolerances for risk, debt, etc.
