The most major factor in most markets is affordability.

The Midwest for example offers a great opportunity for investors due to its affordable housing market and strong rental demand.

Rates have improved for these loan products as well.

Buy the best quality you can afford (you will regret buying in a rough area).

If you are using a purely investment driven DSCR product you shouldnt need transcripts at all, ever.

I’ve used it for projects and think it’s great for high ticket sales coaching and information based products. 

Also, focus on markets with strong job growth, affordability and economic development.

If you can afford to ride it out, it’s always worth it.
