At 85k, assuming the ARV and repairs claim are accurate, you wouldn’t be able to BRRRR into long term financing and pull all of your cash back out.

Also, if you were looking at zillow, trulia, etc. they may not be accurate.

Scammers are getting very good at hacking emails and sending convincing emails that look legitimate and have accurate information regarding the borrower and loan number. 

Very very few (like .000001%) will ever accurately pick a top or bottom in the market.

So I'd say if you know what you're doing, and can accurately estimate any repair costs, waiving the inspection contingency will increase the likelihood of a successful bid.

If this ARV is accurate and the repairs are also accurate you can approach this with the 70% rule.

I can only assume its located in a rapidly appreciating market where investors are willing to suck it up for a couple of years and let price appreciation do the hard work for them (always a risky gamble in any market).
