How do you define "client", and what lengths can an individual go to to establish a client relationship?

We will then have a day and a half to to renovate for renters on the 1st.

You don't have to to do much analysis to see this is a huge loser; I'm talking about 5-figure losses per year. 

I've been reading they aren't great to flip, but the comps in the area there isn't anything below 150k and we were hoping to to sell for 120k.

I am a newbie investor, would like to to hear from the successful investor here. 

I now a few people who have done quite well with "serial house hacking" , i.e. living in a place for a year or to to satisfy the owner occ loan requirements and then converting to a full rental and moving on to the next house and doing the same.Takes a bit of a strong constitution - dealing with moving every few years would get really tiresome - but you can definitely build a portfolio on a budget that way

I always tell the newbies I talk to to that they need an assignable contract and the buyer needs to know what is it up front.

All high end fixtures...venetian plastered walls, custom speakers throughout, built in Miele coffee system, custom cabinets, concealed dishwasher, toto toilets, hardwood floors, redone bathrooms, etc...BEFOREAFTER
