I've talked to a few people about doing rentals and most of their responses are about the same "start of with a cheaper small house, rent it out and gradually work towards getting more lots and then work bigger towards dupleces and so on" I need direction for learning tools I really am starting fresh, I don't have knowledge really at all on market what factors that are in play when going to buy a house or renting it out or anything like that.

Not sure how to offer "fresh" items like milk or bakery muffins if I can't have them in a supply closet for the maids to put out after a cleaning...I am putting a Keurig in and planning to offer a variety of coffee, tea, and hot cocoa pods and some shelf-stable half and half or creamers.

I can maybe cover 20% down but I'm hessitent cuz I'd be pretty broke I'm thinking maybe I should keep saving before I buy my first property.There's a 3 unit the bottom is a grocery store it's been occupied 10 years. $900 per month current rent Upstairs there are 2x 2 bedroom apts. $600 per month each Total: $2100Listed $110,000 Tax: $166\moInsurance$176/moUtility's; $100/moLawn/snow care: $50/moVacancy:$100/moRepairs: $100/moCapex: $100/moProperty management: $200/moMortgage$462:moTotal expense:$1443Monthly cash flow: $657Annual cash flow: $7884$22,000 downCash on cash return %35I guess that's what the current owner pays in insurance kinda kills the deal a bit.

I have also heard of a service called PayNearMe, that allows him to bring cash to local stores, I think 7-11, maybe others, then they send it to you.

Whenever I have an AirBnB related expense, I take a photo of the receipt and put the amount, store, etc. in the subject line/body of the email and send it to that email address.
