Anything you have to prove you tried to show the place and didnt just try to milk it because they were on the hook.If you can prove that you tried to rent it, that they didnt pay, and you can prove the damages, go ahead and take them to court.

I have no doubt had I not helped them they would have been in serious trouble.AS it was they spent quite a lot of money on attorneys negotiating with the AG.. and that was 05 ish... today you are correct and the FBI would be pretty interested in the equity skimming aspect.

Chapter 61.34 RCW provides that that conduct of buying Washington distressed residential real property purchased from a homeowner who is behind on mortgage payments (or unpaid property taxes) and facing bank foreclosure (or tax sale) may be construed as ‘equity skimming’ and therefore, may be illegal (both civilly and criminally).

I was skimming through and seeing a lot of solid advice above.As someone who is still fairly fresh to rentals, going into my 2nd year and 2nd 4-unit, I'm happy to share something that has worked REALLY well for me, in weeding out a large amount of low-quality renters.I started out by just posting a listing and doing showings and apps as the calls/emails came in... and like the trouble you're having... you can often get a lot of under-qualified applicants coming though.Something I stumbled into, and others do some variation of this, it's not reinventing the wheel or anything... but for me, it's helped A LOT.When I make the post/listing now, I will usually now add somewhere that the space is available on "x date" for showing (and make that date 3-4 etc days out).
